Well Pumps and Pressure Tanks for Commerce Township Homes
Commerce Township is a mix of old lake cottages that became year-round homes and newer subdivisions, and plenty of both run on private wells. Around Commerce Lake, Long Lake, and Union Lake you’ll find wells and equipment that have been working for decades. Out in the newer neighborhoods, bigger homes with more bathrooms put more demand on the pump and tank.
Maglothin Well and Water Treatment LLC is a local, family-owned well company based in Ortonville, serving Commerce Township and the rest of Oakland, Livingston and southern Genesee counties. Commerce Township is where our owner first started working on water wells, so these lake neighborhoods and subdivisions feel like home turf. We’re service guys, not sales guys. We test, explain what we find, and fix what’s actually wrong, whether it’s a worn pump, a waterlogged tank, or a five-dollar part.

Older Lake Homes and Newer Subdivisions Need Different Things
Older lake homes: We often find small pressure tanks, aging pumps, worn pressure switches, and plumbing that’s been patched over the years. Sometimes the fix is a new tank and switch, and sometimes the pump really is done. We test amperage and pressure so you know which before you spend money.
Newer subdivisions: Larger homes with several bathrooms need a pump and pressure tank sized for the household. A tank that’s too small makes the pump turn on and off constantly, and that short-cycling wears it out early. When we replace a tank, we size it for how your family actually uses water.

Commerce Township Well Pump & Water FAQ
Why does my well pump click on and off every few seconds?
That’s called short-cycling, and it usually points to a waterlogged pressure tank, a tank that’s lost its air charge, or a pressure switch problem. Left alone, it can burn out the pump, so it’s worth having it checked.
How long does a pressure tank last?
Many tanks last roughly 5 to 15 years, depending on water quality, size, and how hard the pump works. Older lake homes often have tanks that are both old and undersized for how the home is used now.
How does pricing work?
We diagnose the problem and give you upfront pricing before any work starts, so you know exactly what the repair will cost before we do anything.
Our lake house has an old well pump. Should we replace it before it fails?
Not necessarily. Age alone doesn’t mean a pump needs replacing. We can test how it’s running and give you an honest read on whether it has life left or whether it makes sense to plan for a replacement.
Can you help with hard water or iron?
Yes. We test the water first, then recommend a softener, an iron filter, or both, sized for your home. If the test shows you don’t need treatment, we’ll tell you that too.
