Well Water Smells Like Rotten Eggs? Sulfur Odor Testing & Treatment
Serving Ortonville, Clarkston, Holly, Fenton and the rest of Oakland, Livingston, and southern Genesee counties
What That Rotten Egg Smell Usually Is
A rotten egg or sulfur smell in well water is almost always hydrogen sulfide gas. It can come from the groundwater itself, from sulfur-reducing bacteria in the well or plumbing, or from a reaction inside your water heater.
Besides the smell, sulfur water can tarnish silverware, leave dark stains, and make coffee and tea taste off. It’s also often found alongside iron, which adds orange staining to the mix.
Maglothin Well & Water Treatment is a family-owned company based in Ortonville. We help homeowners in Ortonville, Clarkston, Holly, Fenton and across Oakland, Livingston, and southern Genesee counties figure out where the smell is coming from and fix it.
Hot Water Only, or Hot and Cold?
Where you smell it tells us a lot:
- Only on the hot side: often a reaction between the water and the water heater’s magnesium anode rod.
- On both hot and cold: the hydrogen sulfide is in the water coming from the well, and whole-house treatment is usually the fix.
- Started suddenly, or smells more like sewage or mustiness: bacteria may be involved, and the water should be tested for bacteria before anything else.
- Stronger after the water sits, or first thing in the morning: common with sulfur-reducing bacteria in the well or pressure tank.
Test First, Then Treat
Sulfur treatment isn’t one-size-fits-all. The right equipment depends on how much hydrogen sulfide is present and what else is in the water, especially iron, manganese, hardness and pH.
We start with a water test. In-home testing is available, and we can collect samples for lab testing for bacteria, nitrates, arsenic and other concerns when needed. Then we explain the results in plain language and recommend only what your water needs. Learn more about water testing.
Treatment Options for Sulfur Water
Depending on your test results, the fix may be one of these or a combination:
- Carbon filtration: can handle light sulfur odor at low levels.
- Water softener: handles hardness and is often installed alongside sulfur and iron treatment. A softener does not remove sulfur or the rotten egg smell.
- Reverse osmosis: improves taste at the kitchen tap after whole-house treatment.
See our water treatment page for the systems we install and service.
Sulfur and Iron in Ortonville, Clarkston, Holly and Fenton Wells
Well water across north Oakland and southern Genesee varies a lot from one street to the next, and even between neighbors with different well depths. One house may have sulfur and no iron, while the next has heavy iron and hard water.
That’s why we don’t sell a system off a brochure. A test tells us what’s actually in your water, and we size the treatment for your household and plumbing. If a pump, tank or no-water problem is part of the picture, see no water / well pump service. Town pages: Clarkston, Holly, Fenton.

Sulfur Smell in Well Water: FAQ
Is rotten egg smelling well water safe to drink?
Hydrogen sulfide at the levels that cause a smell is mainly a nuisance, but the smell can also point to bacteria. We recommend testing your water, including for bacteria, before deciding on treatment.
Why does only my hot water smell like rotten eggs?
That’s often a reaction between your water and the magnesium anode rod in the water heater. Replacing the anode or treating the water usually fixes it. If the cold water smells too, the sulfur is coming from the well.
Will a water softener remove the sulfur smell?
No. Softeners are designed for hardness and don’t remove sulfur. Sulfur usually needs an oxidizing filter or carbon filtration. A softener is sometimes added alongside to handle hardness.
Can shocking my well get rid of the smell?
Shock chlorination is usually a temporary fix. It can knock back sulfur-reducing bacteria for a while, but the smell often comes back, so a permanent treatment system is usually the real fix.
How do I know which system I need?
Start with a water test. We look at sulfur, iron, manganese, hardness and pH, then recommend the equipment that fits your water and give you upfront pricing before any work starts.
